Tenino Agriculture Innovation Park — Event Center Building

HVAC & Plumbing Installation | City of Tenino | Completed July 2025

Elite Mechanical Services performed all HVAC and plumbing work on the Event Center building at the Tenino Agriculture Innovation Park — one of Thurston County’s most anticipated community development projects. We installed a full Mitsubishi VRF (Variable Refrigerant Flow) system to provide efficient, flexible climate control across the facility’s multi-use spaces, and completed all commercial plumbing for the building.

The Agriculture Innovation Park, located at 16404 Old Highway 99 SE in Tenino, is a public-private development years in the making — now home to food businesses, agriculture ventures, and the Thurston EDC Center of Business and Innovation. Elite was on-site for the grand opening celebration, alongside hundreds of community members and county officials.

This project is a strong example of Elite’s public-sector and municipal project work — delivered licensed, union, and on time.

About the Tenino Agriculture Innovation Park

What started as a conversation over breakfast at the Sandstone Cafe & Quarry Bar became one of Tenino’s most significant economic development projects in a decade. The Agriculture Innovation Park, located at 16404 Old Highway 99 SE, was developed through a partnership between the City of Tenino, Thurston County, and the Thurston Economic Development Council. 

 

The facility now serves as a hub for food, agriculture, and business innovation — home to tenants including Simply Organic, Colvin Ranch Provisions, HotBabe HotSauce, Dragonwheel Investments Group, Gondola Ventures, and the Thurston EDC Center of Business and Innovation.

 

The grand opening drew hundreds of community members and was covered by both The Olympian and The Chronicle. Elite Mechanical was on-site for the reveal.

Nisqually Transportation Building — HVAC & Plumbing

Multi-System HVAC Installation | Nisqually Tribe | Completed September 2024

Elite Mechanical Services served as mechanical sub-contractor to Korsmo Construction on the Nisqually Transportation Building — a multi-use tribal facility for the Nisqually Tribe. Our scope covered the full HVAC and plumbing installation across the building, including specialized work for an automotive bay.

We installed a Mitsubishi VRF system alongside Daikin rooftop units — a dual-system approach designed to match the distinct climate control demands of the building’s different spaces. For the automotive bay, Elite installed underground blue duct, providing the ventilation infrastructure that a working vehicle facility requires. The project also included a Daikin DOAS (Dedicated Outdoor Air System) unit, RenewAire HRU and ERV ventilation units, electric baseboard and ceiling panel heaters, supply diffusers and grilles, all associated ductwork, refrigerant piping, and condensate drains.

At project closeout, Elite completed duct sealing, insulation of specified ducts and rooftop piping, air balancing, full system commissioning, and delivered O&M manuals and record documents to the owner. The total mechanical scope on this project came in at $714,000.

Washington State Archives Building — Underground Plumbing Replacement

Cast Iron Waste Pipe Replacement | State of Washington — Dept. of Enterprise Services | Completed October 2025

The Washington State Archives Building in Olympia houses irreplaceable historical records — documents that cannot be damaged, disrupted, or put at risk. When the Department of Enterprise Services needed the existing waste piping replaced in the critical archive area, they needed a contractor who could work in a sensitive, occupied state facility without incident.

Elite Mechanical Services performed the full underground plumbing replacement, removing the existing waste pipe and installing all new cast iron pipe — prepped, primed, and painted to spec throughout. The work required careful planning and coordination of phased shutdowns to keep the facility operational during construction. No unplanned downtime. No damage to the archive environment. Work finished on schedule in October 2025.

This project is a strong example of Elite’s ability to perform licensed commercial plumbing work inside active, high-stakes state government facilities — where the margin for error is essentially zero.

Lucky Eagle Casino & Resort: Ongoing Mechanical Partnership

HVAC Installation, VRF Upgrades & Specialty Mechanical | Chehalis Tribe | 2022 – 2026

Elite Mechanical Services has been a trusted mechanical contractor for the Chehalis Tribe and Lucky Eagle Casino & Resort since 2022 — with multiple completed projects across the casino, hotel, and tribal community facilities. The relationship spans four years and four distinct scopes, ranging from a full casino floor VRF system replacement to a fan wall installation to a community center gym AC upgrade.

That kind of repeat work isn’t awarded by accident. It reflects a client who trusted the first project enough to call back for the next one — and then the next.

Lucky Eagle Casino — Fan Wall Installation Completed May 2023

Lucky Eagle Casino & Hotel — Full HVAC Replacement Completed February 2026 | Project Value: $532,000 | Elite as General Contractor

This was Elite’s largest scope at Lucky Eagle to date. Working as General Contractor, Elite performed full demolition of the existing HVAC equipment — including Trane split systems, fan coils above T-bar ceilings, heat pumps, exhaust fans, and all associated ductwork and refrigerant piping — and replaced it with three Mitsubishi VRF systems capable of simultaneous heating and cooling across the casino floor and associated areas.

The new systems included condensers mounted on concrete stands, 4-way cassette units, ducted outside air fan coils, branch controllers, and Mitsubishi wired thermostats integrated with an AE-200 central controller and BACnet over IP. Elite also installed new supply, return, outside air, and exhaust ductwork and diffusers, two new exhaust fans for the casino floor, and handled all associated electrical work including new circuits, disconnects, and conduit. Ductwork and refrigerant piping insulation was installed to Washington State code with PVC jacketing on all exterior piping.

Elite coordinated with fire protection subcontractors for sprinkler relocation, completed full system charging, testing and balancing, startup, and provided owner training at closeout.

Chehalis Tribe Community Center — Mantis Gym AC Upgrade Completed January 2026

Elite upgraded the air conditioning system in the community center gym for the Chehalis Tribe — a facility-improvement project focused on comfort and reliability for a high-use tribal community space.

Littlerock Elementary School — HVAC, Lighting & Mechanical Upgrade

Multi-Trade Project Coordination | Tumwater School District | Completed August 2025

When Tumwater School District needed Littlerock Elementary upgraded and ready before the first bell on September 5, 2025, they needed more than a mechanical contractor — they needed someone who could run the whole job. Elite Mechanical Services served as the project coordinator across all trades, managing the full scope from kickoff to completion on a compressed summer timeline with zero flexibility on the deadline.

Elite’s own scope included a new VRF HVAC system and ductwork modifications throughout the building. Alongside that, Elite coordinated and managed three trade partners: Reliable Electric for the lighting upgrade, ATS Automation for controls integration, and Hoephner Masonry for groundwork and a new CMU wall. Every trade, every timeline, every handoff — coordinated by Elite.

The project finished on schedule. School started on time.
